When surveying any property it is vital to consider the environment around the survey site. With the heavy rain in June 2012, properties on the banks of the river Ouse in York suffered localised flooding. It is imperative that any survey not only considers the property and associated land, but also features close by. Whilst the properties in York are clearly going to be a risk, the cute babbling brook at the bottom of the garden can be come a raging torrent in heavy rain! Google maps is a great tool to use but nothing beats the naked eye! Walk the local area and be sure what’s around the property.
