Party Wall Support
At Black Cat Services, as part of our Building Surveying support we pride ourselves in undertaking all professional work appertaining to Party Wall queries under the Party Wall Act 1996. The Party Wall Act 1996 covers three distinct types of work:
- Any alterations to a shared (party) wall
- The construction of new walls on the boundary
- Excavation work close to neighbouring properties.
The third category is often overlooked by owners planning to extend their property.
Acting on behalf of the Building Owner or the Adjoining Owner, we offer a comprehensive service (acting for both in some instances). Where work falls within the scope of the act, it is incumbent upon the building owner (and proposer of the works) to serve notice and obtain the affected adjacent owners consent. If the consent is not given then the parties are deemed in dispute. Surveyors will then need to be appointed and in our experience, most Party Wall matters will end with Party Wall Awards being prepared with schedules of conditions added as appendices.
Our party wall advice is charged at an hourly rate (following agreement). It is important to understand that Adjoining Owners surveyors fees are usually paid by the Building owner (proposer of the works).
